In a condo, the HOA handles the roof and grounds, but the systems inside your walls are yours to keep up, and a failure in your unit often becomes the unit below's problem too. The ones that cause real damage are the water heater and the washing-machine hoses, so those head the list. The filters and alarms are quick monthly habits.
Quick condo maintenance checklist

Replace the in-unit HVAC filter
Whatever cools and heats your unit, a central system or a fan coil, has a filter you're responsible for. Check it monthly and replace it when it's dirty so airflow stays strong and the equipment isn't strained.
Clean the dryer vent
Condo dryer ducts are often long and shared between floors, which makes lint build up faster and fires more likely. Clean the lint screen every load and clear your section of the duct yearly. If the run is long or you can't reach it, hire a vent cleaner.
Test the smoke and CO alarms
Your unit's alarms are yours to maintain. Test each with the button, replace weak batteries, and replace any unit past the date on the label.
Flush the in-unit water heater
If your unit has its own water heater, sediment builds up and drops its efficiency. Drain a few gallons a year per the manual, and have a plumber handle the relief valve and repairs.
Inspect the washing-machine hoses
A burst hose in an upstairs unit floods your place and the neighbors below, which is a common and expensive claim. Check the hoses for bulges and rust, and replace aging rubber hoses with braided stainless on a five-year schedule.
Clean the dishwasher filter
Pull and rinse the dishwasher filter so it drains well and dishes come out clean, especially in a unit where the kitchen sees daily use.
Clean the range-hood filter
Degrease the metal hood filter every month or two so it keeps cooking smoke and grease out of a smaller, more enclosed condo space.
Check the storage locker
Condo storage lockers and basements can run damp. Check yours for moisture, musty smells, and signs of pests, and keep stored items off the floor.
Know what the HOA covers
Read your HOA bylaws so you know what's the association's responsibility versus your unit's; the line varies a lot by building. Common gray areas: in-wall plumbing, the inside vs outside of windows, balcony surfaces, and dryer venting. The bylaws also dictate whether you can replace the in-unit water heater or have to use a specific spec.
